A Foreign National Loan is for citizens of foreign countries who do not reside or work in the United States.  While non-U.S. citizens often have trouble trying to purchase or refinance a house or investment property in the United States from other lenders, Westpark Loans has loan programs to help.  Applicants may be resident aliens, temporary residents or other classifications of either temporary or permanent status.  Foreign National Loans can be used for either purchasing a home or refinancing one of your existing properties.


Who Would Benefit from a Foreign National Loan?

Foreign National Loans are ideal for non-U.S. citizens to purchase or refinance homes located in the United States, whether for owner-occupied or investment purposes.


How It Works

To qualify you for a Foreign National Loan, we will verify your credit. In the event that you don’t have established credit in the United States, you can submit an international credit report instead. We will need to see some type of documentation of your credit worthiness and ability to repay the loan.  You will also need to provide proof of your income, employment, property ownership or business ownership to get approved for a Foreign National Loan.  Lenders need to see evidence that you will be able to afford timely payments on the loan and that you are a trustworthy individual.


Depending on your country of citizenship, you might need to provide proof of a U.S. visa as well. Our experienced loan officers will let you know whether a visa will be required when you apply for the loan.  Note that you don’t need to have a green card or social security number to apply, but you will need to provide a secondary ID and a valid international passport.

When you get pre-qualified for a Foreign National Loan, you will know the exact amount of financing for which you have been approved. This allows you to accelerate the home buying process and close on your purchase more quickly than if you wait to find the house first and then apply for financing.


Program Highlights

  • 20% down payment required (up to 80% loan-to-value (LTV) ratio)
  • Cash out up to $300,000 of equity in your home or property


General Requirements

  • SSN or ITIN not required
  • Eligible visa types: B-1, B-2, H-2, H-3, I, J-1, O-2, P1, P2
  • Valid international passport


Credit Requirements

  • Standard: 3 trade lines reporting for ≥ 12 months; or 2 trade lines reporting for ≥ 24 months with activity in the past 12 months
  • Foreign Credit: 3 trade lines reporting for ≥ 24 months with activity in the past 12 months


Income and Asset Requirements

  • 2 months’ bank statements required
  • Closing funds must be in a U.S. account for a minimum of 30 days prior to closing
  • If the funds to be used for closing have been in a U.S. account for at least 60 days, no further action is required
  • If the funds to be used for closing have been deposited in the past 60 days, then proof that the funds originated from the borrower is required
  • Gift funds are not allowed
